Development Cost Charges
Municipalities collect Development Cost Charges (DCC’s) on new development to pay for the installation of City infrastructure necessary to service the new development.
Development cost charges are calculated separately for each category of infrastructure: water, sewer, drainage, parks, and roads. Charges are paid by developers either at the time a subdivision is approved, or at the issuance of a building permit.
The amount of development cost charges payable depends on the scope of the development, and is impacted by:
- Size of the land parcel in square metres
- Number of new Dwelling Units proposed
- Gross Floor Area, in square metres (m2)
- Different classes of development (residential, commercial, industrial and institutional etc.)
The development cost charge fees for each infrastructure category are specified within the City of Fernie Consolidated Development Cost Charges Bylaw. In accordance with the bylaw, charges may be paid in a lump sum or in installments.
Development cost charges are established according to the Local Government Act and updated periodically within the City's Development Cost Charges Bylaw.
