Public Notice - Development Variance Permit No. 574

Pursuant to Section 499 of the Local Government Act, public notice is hereby given that Council for the City of Fernie will consider the issuance of Development Variance Permit No. DVP-574 at a Regular Meeting of Council on TUESDAY, FEBRUARY 27th, 2024, at 6:00 PM at the Senior Citizens Drop In Centre located at 562 – 3rd Avenue, Fernie, BC.

Purpose: The proposed variance will allow the applicant to build a mixed-use building with a daycare on the ground floor with dwelling units above on the subject lot by varying Zoning Bylaw No. 1750 as follows:
- Vary Section 4.2.12.4.3 Front-Yard Setback (Principal Building) From: 7.5m To: 2.0m
- Vary Section 4.2.12.4.3 Rear-Yard Setback (Principal Building) From: 6.0m To: 3.0m
- Vary Section 4.2.12.4.3 Side-Yard Setback (Principal Building) From: 5.0m To: 1.8m
- Vary Section 4.2.12.4.3 Side-Yard Setback Adjacent to Highway Right-of-way other than a lane (Accessory Building) From: 4.5m To: 0m
- Vary Section 4.2.12.4.4 Maximum Parcel Area From: 925 sq.m To: 5392.8 sq.m
- Vary Section 4.2.12.4.7 Maximum Building Height (Principal Building) From: 7.5m To: 18m
- Vary Section 3.7.4.b Eave projection From: 1.0m To: 4.0m
- Vary Section 5, Figure 6, Required Off Street Parking Spaces From: 57 stalls To: 27 stalls
